By Invitation Only
JT22
For builders who stand at the end of the line and see the beginning of something bigger.
Apply for AccessLocation shared with approved members only.
Why JT22 Exists
The room is quiet because everyone in it earned the right to be here.
You are either building something real or you are not. JT22 is for the former.
The address is not public. The entry is automated. The community is curated. None of that is accidental.
You are either in the room, or you are not. The room knows the difference.
How Access Works
Three steps. No exceptions.
Apply
Submit your application. We ask what you build, who you are, and who told you about this place. No pitch deck required.
Get Approved
We review every application personally and respond within two weeks. If approved, you receive access details by email — including the location.
Enroll
Your first visit is your enrollment. We set up face recognition on site. From that point forward, your face is your key.
Current members or associates of a partner organization skip the waitlist and receive extended complimentary access.
Who Gets In
JT22 is not for everyone. That is the point.
Founders
Building something that doesn’t exist yet
Operators
Running the engine, not just pitching it
Technical Builders
Shipping, not just planning
Investors
Writing checks, not just attending panels
Studio Executives
Creative output at commercial scale
Strategic Advisors
Embedded in the work, not just the deck
Not sure if you qualify? Apply anyway. We read every submission.

More than workspace.
Focused work
A quiet environment calibrated for the kind of work that actually moves things forward.
Founder breakfasts
Small-group mornings with a handful of founders. Honest conversation, no agenda.
Curated gatherings
Intimate sessions with people who are genuinely relevant to who is in the room.
Useful conversations
The kind of exchanges that only happen when the right people keep showing up in the same place.
Builder community
A local network of peers who are building alongside you — not just near you.
Better local founder energy
Something that has been missing in this area and is worth building intentionally.
The Room
No assigned desks. No barista. No small talk. Just the infrastructure serious builders need.
Face-recognition entry — your face is your key
Dedicated high-speed UniFi network, VLAN-isolated for members only
Self-serve espresso — open before you wake up
Acoustic separation from the main coworking floor
Warm, dim lighting — zero fluorescent
Power at every seat — outlets and USB-C within arm's reach
Acoustic phone booths for calls
Open 6am to midnight, on scheduled days
How The Room Works
JT22 runs on the same infrastructure we build with. Every system is owned, operated, and monitored by SimpleLayer — the managed IT and smart building practice behind the corridor. We are partnered with the Rancho Cordova AI and Robotics Ecosystem — backed by NVIDIA, SMUD, and UC Davis — positioning this corridor as the most consequential place to build in the next decade outside of Silicon Valley. JT22 is where the founders and operators driving that wave come to think.
Face Recognition Entry
Frigate NVR running locally on-site. No cloud. No third-party biometric storage. Your data never leaves the building.
Dedicated Network
UniFi VLAN isolated for JT22 members only. Minimum 500Mbps symmetric. Zero shared bandwidth with any other tenant or floor.
Environmental Control
Shelly-automated lighting scenes and climate — Arrival, Focus, and Event modes. Warm and dim by default.
Smart Access Logging
Home Assistant logs every entry event by timestamp. No video retention beyond 24 hours.
Your biometric data never leaves the building.
Facial recognition runs entirely on local hardware using open-source software. No API calls to third-party recognition services. No cloud sync. Templates are stored only on-site and deleted within 30 days of membership termination.
What Happens Here
JT22 is not an event space. Programming is occasional, intentional, and closed to the public. Every session is members only. Nothing is livestreamed. Nothing is posted afterward.
The Build Session
Heads-down working time with a loose theme. No agenda. No speaker. No networking hour at the end. A room full of people building things, in the same room, at the same time. Occasionally that is enough.
Members only · Closed door
The Debrief
One operator. One hour. No slides. They share what actually happened — a raise, an exit, a failure, a pivot — without the version they tell on podcasts. Questions from the room only. Nothing leaves the room.
Members only · Closed door
Office Hours
An investor, advisor, or operator makes themselves available to the room for a set window. No pitching. No cold intros. Just access, for members who earned it by being in the room.
Members only · Closed door
The Working Dinner
Eight to twelve people. A table, not a stage. Topic set in advance, shared only with invitees. Attendance by separate invitation even for existing members. The most useful thing we do.
Members only · Closed door
Programming cadence and invitations are communicated to members directly. Nothing is posted publicly.
The kind of response
this is meant to create.
I closed two introductions I had been chasing for months. I just showed up.
The only room I’ve been in where nobody asks what you do before they ask what you’re building.
I’ve been in enough spaces. This one is different in ways that are hard to explain until you’re in it.
Common questions,
honest answers.
Apply for Access
